    Abstract: 台灣是一個快速高齡化的社會,高齡者組成了人口結構的重要部分。據統計,截至2021年,65歲及以上的人口比例已經超過14%,並且預計未來這一比例將繼續增加。這使得高齡者的住房需求變得更加迫切,特別是那些可能面臨經濟壓力或健康挑戰的高齡者。社會住宅包租代管模式已經在台灣的一些地區開展,並且逐漸受到重視。然而,關於高齡者是否願意參與這一住房模式以及他們的具體需求和意見方面,我們仍然需要更多的深入研究。這不僅有助於滿足高齡者的住房需求,還有助於優化社會住宅的設計和管理。然而,我們目前對高齡者對於社會住宅包租代管的需求和意願了解尚有限。過去的研究通常聚焦於高齡者的住房需求,但很少探討他們對於包租代管模式的看法和意願。
    本文動機提出了高齡者的住房需求和社會住宅政策的重要性,隨著高齡者人口比例的增加,我們需要探討如何更好地滿足他們的住房需求,以確保他們能夠使用安全、適當的住房了解高齡者對於住宅包代管的需求和社會意願將有助於政策制定者更好地規劃並提供相關服務,通過深入了解這些方面,深入瞭解高齡者對於社會住宅包租代管的需求和意願,以確保他們的住房需求得到有效滿足,並為未來的政策制定和實踐提供有價值的參考。
    Taiwan is a rapidly aging society, with the elderly constituting a significant portion of the population structure. According to statistics, as of 2021, the proportion of people aged 65 and above has exceeded 14%, and it is expected to continue increasing in the future. This has made the housing needs of the elderly more urgent, especially for those facing economic pressures or health challenges. The social housing lease management model has been implemented in some areas of Taiwan and is gradually gaining attention. However, more in-depth research is needed regarding whether the elderly are willing to participate in this housing model and their specific needs and opinions.
    This not only helps meet the housing needs of the elderly but also contributes to optimizing the design and management of social housing. Currently, our understanding of the housing needs and preferences of the elderly for social housing lease management is limited. Past studies have often focused on the housing needs of the elderly but rarely explored their views and willingness regarding the lease management model.
    This paper aims to highlight the importance of the housing needs of the elderly and social housing policies. With the increasing proportion of the elderly population, it is essential to explore how to better meet their housing needs to ensure they have access to safe and suitable housing. Understanding the housing needs and societal willingness of the elderly towards lease management will aid policymakers in better planning and providing relevant services. Through a thorough understanding of these aspects, insight into the housing needs and preferences of the elderly for social housing lease management can be gained, ensuring their housing needs are effectively met and providing valuable references for future policy formulation and implementation.
