Abstract:	（1）社會影響：本計畫期望能建立政府對空屋治理之可行運作機制，使都市運作制度能符合公平正義原則；提供一個確保社會穩定發展的生活環境，有效解決居住不公與資源浪費的惡性循環。（2）經濟影響：本計畫從不同層面探討空屋釋出的策略行為與模擬，分析空屋參與主體的互動行為，期能建立包租代管合作機制，以導正台灣長期高空屋率與租屋供給不足對經濟的負面影響。（3）學術研究：本計畫為國內首先利用結構化理論，從總體與個體互相影響層面重新檢視空屋形成過程，及運用有別於傳統經濟學理性行為人假設之不同方法，解析空屋相關主體之包租代管策略行為研究。本計畫所研擬之策略選擇模型概念，可提供後續研究空屋治理之參考。
