    Abstract: 本文發現未婚男女對先有房子再結婚的態度有顯著差異,女性相較男性同意程度的比例較高。結婚資源與購屋資源交換行為、性別角色分工期待及對未來不確定性等因素,對兩性態度的影響程度及方向不盡相同。結婚資源為女性重要的交換資源,顯著影響女性態度,家庭購屋資源僅對男性態度有顯著影響。對性別角色分工的認同程度越高及對整體社會經濟因素有不確定感受者,男女皆偏好婚前要有房,男性態度受性別角色分工的認同程度影響較大,女性態度則是受整體社會經濟因素不確定因素之影響程度較大。而住宅市場環境僅顯著影響男性態度。
    The article shows a clear difference in these attitudes based on gender that the unmarried women tend to have a much more positive attitude than men. It finds the factors influencing these preference and likelihoods include the exchange behavior, gender roles, and the uncertainty of overall socioeconomic and the housing market, but the degree and direction of impact of each of these factors differ. In the exchange resources, marriage resources are important for women and significantly affect their attitudes, while only men's attitudes are affected by family resources. The higher the degree to which unmarried men and women agree on the division of gender roles and feel uncertain perceptions of overall socioeconomic, the more prefer buying a house before marriage. The effect of the former is higher for men’s attitude than women and the latter is opposite. The uncertainty of the housing market only has a significant impact on men.
