    Abstract: 台灣整體經濟模式以服務業為重心,不動產業亦屬於服務業的一環,許多不動產經紀人、不動產經紀營業員及不動產業務秘書,創造了不動產市場的榮景。
    本研究主要在探討不動產業務秘書的定義與職能,並當企業在運用此方面的人才時,可透過哪些方向進行人才的招募與甄選,以及欲成為不動產業務秘書者,可從中得知增進自我的方法。
    利用文獻資料的整理與探討,加以歸納不動產業務秘書之定義與範圍,並初步界定不動產業務秘書之職能,統整出訪談題綱初稿,再經過6位業界專家行為事例訪談,透過紮根理論進行訪談資料的分析;將訪談資料經逐字稿整理與歸納,再與勞動部公布之職能表進行比對與修正,最後產出修正後不動產業務秘書之職能基準。
    職能導向課程規劃的部分利用ADDIE教學設計模型,進行課程的分析、設計與發展,並將學習成果評量工具規劃出來。盼透過本研究之研究結果,以利不動產業在業務祕書人才招募和訓練之應用,以及進入職場的不動產業務祕書能力補強。
    The overall economic model of Taiwan is mainly focused on the service industry. Thus, the real estate industry also belongs to the service industry. There are many real estate brokers, real estate brokerage salesmen and real estate business secretaries have created the glory of the real estate market.
    This study is primarily to explore the definition and functions of the real estate business secretary. When the company is based on this standard, it can realize that the direction of recruitment and selection. If we want to be a real estate business secretary, we can learn and improve it from this study as well.
    Utilizing the organization and discussion of the literature, summarizing the definition and scope of the real estate business secretary. Then, defining the estate business secretary preliminarily, and organizing the draft of the interview topic. Through the grounded theory to analyze the data form interviewing 6 experts. Moreover, the interview data is collated and summarized by verbatim draft, then compared with the functional table published by the Ministry of Labor. In the end, the functional benchmark of the revised real estate business secretary is output.
    Part of the function-oriented curriculum planning uses the ADDIE instructional design model to analyze, design, develop the curriculum and plan the assessment of learning. By this result of research, it will that through the research results of this research, the application of the business secretarial talent recruitment and training, as well as the real estate business secretary entering the workplace, will be strengthened.
