    摘要: 住的需求占人類的生活有很重要的影響,由於人口增加和土地有限,將會衍生出許多問題。因此,此文將要探討文化大學與銘傳大學學生選擇租屋的因素。由於文化大學位於陽明山上,然而,銘傳大學位於陽明山下士林區。這兩所學校的租金是否會因地理環境不同而有差異。此外,為了要節省通車之時間,很多學生將會選擇居住在學校附近;不幸的,大部份的學生對租金市場的不瞭解和週遭環境的不熟悉,學生想要選擇符合自己需求的租屋時將會發生困難。希望可以藉由此研究,幫助學生找尋適合自己的房屋。根據於上述,此研究目的可被敘述如下:1、運用問卷調查分析大學生選擇租屋相關的因素。2、利用假設檢定方法找出影響租金之因素。再者,可藉由驗證這些因素找出對學生決定租屋意願之因子。3、研擬符合大學生租屋需求之發展策略。此研究可以從問卷調查結果得知,距離學校較近之租屋,租金水準通常亦較高。這結果可歸納原因是大學租屋市場供給有限且屬於獨佔市場。此外,文化大學的距離因素及環境因素與銘傳大學的交通因素及房子本身因素將會對租金水準具有非常顯著的影響。
    The demand of human being's living has been occupied with important influence. Due to population increasing and land limitation, it will come with lots of problems. This study, therefore, is going to discuss the factors of choosing housing rental for Chinese Culture University and Ming Chuan University students. Because Chinese Culture University locates in uphill of Yang-Ming-Shan. However, Ming Chang University locates in downhill of Shihlin district. There are diversities of rental price between these two schools whether the differences of geographic environment. In order to save the timing of transportation, however, there are a large amount of college students will choose their housing where is nearby school. Most of college students, unfortunately, cannot realize and know about the surrounding environment's rental market. The difficulty would happen when they want to choose suitable housing for themselves. This study, hopefully, would be useful for college students to look for their own housing.According to above descriptions, the purpose of this study can be described as below :1. Applying the relative factors for college students when they are choosing housing rental by using questionnaire analysis.2. Utilizing the impact factors of rental fees by using the method of hypothesis testing. Moreover, the influence aspect of willing to rent for students by proving these factors.3. Finding the development strategies out for college students which are suitable for the demand of housing rental.This study can be known that housing rental price is usually higher where its distance is nearby school by the results of questionnaire survey. This result could be concluded that the supply of housing rental is limited and belonged monopoly market of Chinese Culture University. The traffic and environment factors of Chinese Culture University and the distance and housing itself factors of Ming Chuan University are going to have very huge influences for housing price level.
