    摘要: 行動資訊服務在現今是人們日常生活中不可或缺的一件事,且講求即時與便利性。近年來房仲業者將服務拓展至智慧型行動裝置上,讓使用者能隨時隨地瀏覽房屋物件。但伴隨著科技的進步,智慧型手機設計上日趨精緻化且輕薄短小,故瀏覽介面受限,且房屋仲介手機行動APP資訊瀏覽介面上資料的過度精簡,可能導致使用者覺得易用性不足。
    本研究之目的是探討購屋屬性資訊項目重要性,導入資訊豐富理論,增加資訊的豐富度,以及人機介面設計,改善房屋仲介手機行動APP資訊瀏覽介面以提升其介面之易用性,可提供房仲業界做為參考。
    本研究進行房仲業現場深度訪談研究與兩個階段研究,第一階段透過問卷調查購屋屬性資訊項目之重要性,以總價、坪數、地址、屋齡、建物結構五個項目,為使用者最為關心,結合深度訪談之結果,可得知現有房屋仲介手機行動APP資訊瀏覽介面易用程度較低。
    延續第一階段研究結果,第二階段模擬製作三個版本之瀏覽介面,第一個版本為現有某房屋仲介手機行動APP資訊瀏覽介面;第二個版本將購屋屬性資訊項目全數納入,以檢測資訊豐富度;第三個版本則採介面設計易用性模式,將項目重新編排、調整瀏覽介面及操作方式的全新版本,進行實際操作,結束後,請受試者填寫檢測問卷。
    研究結果發現,使用按鈕,且採二階層形式最受使用者所接受。另外,照片瀏覽方式也顯現出,透過360度環景街景呈現效果相較於傳統照片的展現,更能被使用者喜愛。
    Mobile information services nowadays serve as an indispensable part of daily lives, emphasizing real-time and convenience. Taiwanese realtors expand their services via smart mobile devices, allowing users browsing housing items regardless of time and places. However, the advancing technology, which is the trend for more compact smart phones, has put restrains on the browsing interface. Moreover, the insufficient information offered on the interface by the Taiwanese realtors might minimize the usability for the users.
    This research aims for exploring the importance of information items in accord with the purchase attributes; introducing Information Richness Theory (IRT) to enrich the information offered, as well as the design of human-machine interface; improving the browsing interface of mobile app services offered by Taiwanese realtors; in a hope to serve as a reference in the real estate field in Taiwan.
    We conduct real-time in-depth interviews, as well as a two-phased research. The first phase goes to questionnaires on the importance of listed information items according to the purchase attributes, among which the five most concerned items are price, square footage, address, house age, building structures. We then combine the questionnaires with the in-depth interviews, showing a lower degree of usability via the mobile app offered by those realtors.
    The result of the first phase leads to the second phase, which simulates three versions of browsing interface. The first version offers the incumbent mobile app interface of one real estate agency; the second version includes all the information items in accord with the purchase attributes, in an attempt to measure the information richness. The third version adapts the usability mode, rearranging all the items, adjusting the browsing interface and ways of manipulation. Finally, we have those tested fill out questionnaires after the three simulations.
    Our research shows that buttons and a bi-hierarchy form are most preferred. In addition, picture layout in forms of 360 panorama street view is much more favorable than traditional pictures.
