    Title: 捷運對場站周邊房地價格之影響-『以台北市捷運南港線為例』

    Abstract: 都市因人口及交通運輸的成長,需要發展捷運,當捷運開發完成,整體都市因交通建設的影響,對不動產價格有所變化。本文主要的目的在探討捷運開通前與開通後的價格變化,根據『內政部房地產交易簡訊』的資料進行統計分析,以台北市捷運南港線房地交易實例,時間為捷運通車前後的2000年及2005年,研究範圍為捷運場站周邊500公尺;統計方法採用為迴歸分析,依路寬、屋齡、土地面積、房屋面積、使用分區等基地屬性,以及通車等相關變數,以分析各項特徵價格之影響。
    捷運系統是一種大眾運輸導向發展,捷運路網帶動了活動距離延伸,增強土地的開發使用,方便交通運輸,旅運活動快速化,都市中心發展住宅需求將因此向外擴張;研究迴歸結果顯示,捷運通車影響房地產價格上漲,房屋價格漲幅依次為市中心、次市中心、市郊。
    本研究實證分析結果,捷運通車前後對房地產價格有正向之影響,因交通便利時間縮短,提高了房地產區位價值;分析結果顯示,捷運站對房地產價格之影響,會隨捷運站距離增加而遞減。

    Urban development results from the population growth and transportation need, MRT is the demand of development. As long as MRT development is completely, the real estate in the whole city will be affected by public transportation; the purpose of this article is to discuss the price floating before and after the MRT on live. According to the “Ministry of the Interior of real estate transactions newsletter”, Take MRT Taipei, Nangang Line for instance, Time frame: 2000 and 2005, which are the dates before and after the MRT go live; Scope: within 500 meters around MRT station. Statistical methods used for the regression analysis, according to lane, housing construction, land area, housing area, use zoning and other base properties, and traffic and other related variables in order to analyze the impact of the price of the characteristics.
    MRT system is a mass transit-oriented development, the MRT network drive the possibility for people to go further, enhance the usage of the land, accelerate the trans-portation, make it easy to travel around, the demand for living place thus increase out-wards. The rise level for house prices from high to low: Central, sub-Central, suburbs.
    The empirical analysis results before and after the opening of the MRT has a posi-tive impact on real estate prices, The value of real estate rises because of the transporta-tion is more convenient, that people can go to the target location in less time. The ana-lyzed results shows the and after the opening of the MRT has a positive impact on real estate prices, the impact by MRT to house price will become less as its distance to MRT station increase.
