最終針對各生活圈內之住商房地價消長,藉由內政部地政司所提供之房地產交易價格資料,以研究範圍內臺北都會區捷運場站周遭作為實證地區,解釋捷運旅運行為與住商房地價之關係。旅運行為會在不同生活圈移動之概念下,透過生活圈內的住宅或商業類型之建築強度集中係數,與住商房地價作相關分析,求取內部旅運行之都市互動模式,對臺北市未來交通與都市計畫之規劃評估,以回饋作為後續研究之參考。
Traffic network has been considered one of the key factors influencing a city type. Between traffic network and land use, commuting demand leads to different travel patterns. Taipei Rapid Transit System not only becomes an important traffic vehicle for residents, but also influences the area development near its stations as a result of its traffic network established by its routes and stations.
This study starts from the concept of the theories of urban development and migration, and carries out a survey of the zoning in the survey area. After defining the characteristics of land use in every station, data of buildings in the area are collected. Then, through coefficient of concentration, the internal travel behavior in the station is analyzed in order to understand the commutation between stations. The results show that the internal travel behavior is not simply the commutation between stations. It has transformed into the movement between different life circles such as commercial and residential areas, the major purpose of commutation.
Last, regarding the trend of the price of commercial and residential properties in every life circle, by analyzing the price data of real estate transaction provided by Dept of Land Administration and setting the area near Taipei MRT stations as the empirical area, the relationship between MRT travel behavior and real estate prices is explained. Under the concept that travel behavior moves between different lift circles, correlation between coefficient of building intensity for commercial and residential real estates and land and housing prices is analyzed in order to obtain the interaction pattern of internal travel. This study attempts to evaluate the planning of traffic and urban development in Taipei City and to provide reference to future studies.
